The Currumbin Ecovillage is a peaceful, tranquil haven only 7 minutes from Currumbin Beach, 18 minutes to the Gold Coast Airport and 12 minutes to the beach. Residents will tell you “there is no other place like it on earth”

The Codes (by-laws) help to ensure only sustainable homes are built and that they are are comfortable almost all year round, and without high energy bills. The Codes also cover things like ensuring peaceful enjoyment and the local “no dogs or cats” bylaw. Applications for trained registered assistance animals can be made to the body corporate.

The full Codes are not publicly available and differ slightly per Stage. Prospective house/lot buyers can obtain copies by paying the Body Corporate Manager (BCM) access fee and following their process. To contact the BCM for the relevant subsidiary Stage of the ecovillage go here noting that homes with Lot numbers starting with a 1 are in Stage 1 (“Creek Ecohamlets”). Lots 200 – 258 are in Stage 2 (“Valley Terraces”). Lots 300 – 338 are in Stage 3 (“Highlands”). It is also advisable to obtain the Principal Body Corporate (PBC) codes as these sit over the subsidiary body corporate codes. The last version of the PBC Architectural and Landscaping Codes is 2018.

The ecovillage contains 147 blocks of land ranging from 450sqm to 8,000sqm. The original development lots are now all sold out. You may find some limited parcels of land (about 3) and some fully completed homes available for sale, from time to time.

Important note to Real Estate Agents & prospective buyers and renters

A small number of homes in Stage 1 (Creek) and Stage 2 (Valley Terraces) have limits on the number of bedrooms they can contain. This control was negotiated with Council before development started, to limit the number of people and size of dwellings in the village, and to provide a mix of more affordable lots. The Lots that are restricted to having a maximum of one or two bedrooms only, cost less to purchase initially when sold to their first buyer so they are often a little cheaper to purchase. Such Lots also pay lower body corporate levies, compared to other home Lots. Owners of a “1 bedroom” (maximum) Lots only pay levies at a contribution schedule rate of 80; compared to 90 for a “2 bedroom” (maximum) Lot; and compared to 100 for Lots with 3+ bedroom entitlements (all other Lots).

The LOT NUMBERS that have limited bedroom allowances are:

1 Bedroom Maximum Lots:   101, 104, 111, 118, 140, 204, 214, 232, 238, 243, 249.

2 Bedroom Maximum Lots:    102, 103, 105, 113, 121, 126, 137, 209, 219, 223, 228, 236, 240, 244, 248, 256.

All other Stage 1 and 2 Lots are classed as open Lots with 3 to 6 bedrooms being permitted. The Highands do not have bedroom limits. All lots have GFA limits but they are generous to provide flexibility.

The Ecovillage by-laws include the Community Management Statement (CMS) and Architectural and Landscaping Codes. Inside the Creek and Valley CMS the code states: “If Your Lot is a residential Lot, You must cause Your Lot to be used principally for the construction and associated usage of a home. In no event shall a Residence be occupied by more individuals or have more bedrooms than permitted by the Code or the Law.”  The restricted homes can still have a Study or small office space, but not a bedroom beyond their entitlement. The Lot Evaluations (available from Agents or the Village Design Panel) show other restrictions, such as the building envelope, per Lot. The VDP assesses all design applications and amendments for the Principal Body Corporate, before Council certifiers assess the home designs against the Council rules.

Agents that promote restricted lots as having or being able to have more bedrooms than allowable by the code are reminded that they may be subject to legal action by a new buyer or renter, if they misled people about the number of permitted bedrooms of any of the restricted Lots. Owners are also reminded that the relevant Body Corporate may breach owners for any Code non-compliance.
